The amount you can borrow to buy a house depends on the Temporary Resident Visa category you are holding:

  • 75% of property value (include LMI): for temporary visa holders that allow to work in Australia for at least 12 months under the Student or Investor stream (See details below).
  • 95% of property value (include LMI): for people who are married to an Australian citizen or permanent resident (depending on the Bank).

Which Temporary Resident Visa holders can get a home loan in Australia?

Temporary Resident visa holders must be approved by the Australian Government and the FIRB (Foreign Investment Review Board) permits foreigners to buy homes in Australia.

Loan acceptance for Temporary Resident Visa holders will be subject to the Bank's consideration of the application.

The list below includes the visa categories that Australian Banks tend to refer to as “Australian Citizens”. Holders of this Visa can get a loan of up to 95% of the property value when a husband and wife buy a house together:
