If you're looking to buy a property in Australia, you've probably heard of Stamp Duty, also known as transfer duty. So what is Stamp Duty? And how to apply?

Stamp Duty is a tax we pay when buying a home in Australia.

How much do you have to pay Stamp Duty?

1. State/Territory you plan to buy

Stamp Duty values are determined by each State and Territory Government. This means that each State and Territory has a different set of rates, rates, and exemptions.

For example, if you buy a $700,000 home in Albury, NSW, the same home value but you will pay less stamp duty than the stamp duty on the home in Wodonga, VIC.

2. Property value

The value of the property you intend to buy is a major factor in how stamp duty is calculated. Each State and Territory has a different stamp duty percentage.

3. In some cases Stamp Duty will be exempt

Depending on the State & from time to time, the State Government will offer a program to reduce or waive Stamp Duty for certain cases.

When do you have to pay Stamp Duty?

Depending on the State, the time to pay Stamp Duty will also be different:

  • NSW – within three months of signing the sale or transfer agreement.
  • QLD – within 30 days of settlement.
  • VIC – within 30 days of settlement.
  • ACT – after settlement and within 14 days of receiving the Notice of Assessment
  • TAS – within three months of real estate transfer
  • NT – within 60 days from the date of settlement
  • SA – when settlement
  • WA – one month after the Notice of Assessment is issued.
