cho ng\u01b0\u1eddi cho vay th\u1ef1c s\u1ef1 l\u00e0 g\u00ec?\u00a0<\/p><p>V\u00e0o n\u0103m 2016, Nh\u00e0 ph\u00e2n t\u00edch \u0111\u1ebfn t\u1eeb ng\u00e2n h\u00e0ng Martin North t\u1eeb Digital Finance Analytics n\u00f3i v\u1edbi ABC News r\u1eb1ng kho\u1ea3ng 70% h\u1ed9 gia \u0111\u00ecnh ngh\u0129 r\u1eb1ng LMI l\u00e0 kho\u1ea3n b\u1ea3o hi\u1ec3m d\u00e0nh cho h\u1ecd, v\u00e0 \u0111i\u1ec1u n\u00e0y l\u00e0 kh\u00f4ng ch\u00ednh x\u00e1c.<\/p><p>V\u00ec v\u1eady, th\u1ef1c tr\u1ea1ng n\u00e0y \u0111\u1eb7t ra c\u00e2u h\u1ecfi\u2026<\/p><p>\u00a0<\/p><h2><strong>B\u1ea3o hi\u1ec3m th\u1ebf ch\u1ea5p ng\u01b0\u1eddi d\u00e0nh cho vay (LMI) l\u00e0 g\u00ec?<\/strong><\/h2><p>\u00a0<\/p><p>B\u1ea3o hi\u1ec3m th\u1ebf ch\u1ea5p d\u00e0nh cho ng\u01b0\u1eddi cho vay (vi\u1ebft t\u1eaft l\u00e0 LMI) l\u00e0 ch\u00ednh s\u00e1ch b\u1ea3o hi\u1ec3m gi\u00fap ng\u01b0\u1eddi cho vay tr\u00e1nh nh\u1eefng t\u1ed5n th\u1ea5t m\u00e0 h\u1ecd c\u00f3 th\u1ec3 g\u00e1nh ch\u1ecbu trong tr\u01b0\u1eddng h\u1ee3p ng\u01b0\u1eddi \u0111i vay kh\u00f4ng c\u00f2n kh\u1ea3 n\u0103ng c\u00f3 th\u1ec3 chi tr\u1ea3 c\u00e1c kho\u1ea3n n\u1ee3 (c\u00f2n c\u00f3 th\u1ec3 \u0111\u01b0\u1ee3c hi\u1ec3u l\u00e0 \u2018v\u1ee1 n\u1ee3\u2019 \u0111\u1ed1i v\u1edbi kho\u1ea3n vay mua nh\u00e0).<\/p><p>\u00a0<\/p><p>Kh\u00f4ng n\u00ean nh\u1ea7m l\u1eabn LMI v\u1edbi b\u1ea3o hi\u1ec3m b\u1ea3o v\u1ec7 kho\u1ea3n vay <i>(mortgage protection insurance)<\/i>, gi\u00fap b\u1ea3o hi\u1ec3m cho ng\u01b0\u1eddi \u0111i vay trong tr\u01b0\u1eddng h\u1ee3p t\u1eed vong, \u1ed1m \u0111au, t\u00e0n t\u1eadt ho\u1eb7c th\u1ea5t nghi\u1ec7p.<\/p><p>\u00a0<\/p><p>V\u1ec1 c\u01a1 b\u1ea3n, n\u1ebfu m\u1ed9t ng\u01b0\u1eddi \u0111i vay kh\u00f4ng th\u1ec3 tr\u1ea3 \u0111\u01b0\u1ee3c kho\u1ea3n n\u1ee3 c\u1ee7a h\u1ecd, ng\u01b0\u1eddi cho vay c\u00f3 th\u1ec3 l\u1ea5y l\u1ea1i s\u1ed1 ti\u1ec1n c\u1ee7a m\u00ecnh b\u1eb1ng c\u00e1ch thu h\u1ed3i c\u00e1c t\u00e0i s\u1ea3n \u0111\u01b0\u1ee3c r\u00e0ng bu\u1ed9c v\u1edbi kho\u1ea3n vay mua nh\u00e0.\u00a0<\/p><p>Nh\u01b0ng n\u1ebfu gi\u00e1 tr\u1ecb t\u00e0i s\u1ea3n gi\u1ea3m xu\u1ed1ng, ng\u01b0\u1eddi cho vay c\u00f3 th\u1ec3 b\u1ecb l\u1ed7 v\u00e0 LMI s\u1ebd gi\u00fap ng\u01b0\u1eddi cho vay tr\u00e1nh \u0111\u01b0\u1ee3c r\u1ee7i ro n\u00e0y.\u00a0<\/p><p>V\u00ec kho\u1ea3n t\u1ed5n th\u1ea5t ti\u1ec1m n\u0103ng n\u00e0y \u0111\u00e3 \u0111\u01b0\u1ee3c chuy\u1ec3n cho c\u00f4ng ty b\u1ea3o hi\u1ec3m, ng\u01b0\u1eddi cho vay s\u1ebd d\u1ec5 d\u00e0ng ch\u1ea5p thu\u1eadn c\u00e1c kho\u1ea3n vay v\u1edbi t\u1ef7 l\u1ec7 kho\u1ea3n vay tr\u00ean gi\u00e1 tr\u1ecb (<a href=\"https:\/\/fleximortgage.com.au\/en\/lvr-la-gi-va-chi-so-nay-anh-huong-kha-nang-vay-no-cua-ban-ra-sao\/\" target=\"_blank\" rel=\"noopener\">LVR<\/a>) cao, th\u01b0\u1eddng l\u00ean \u0111\u1ebfn t\u1ed1i \u0111a 95% gi\u00e1 tr\u1ecb ho\u1eb7c gi\u00e1 b\u00e1n c\u1ee7a t\u00e0i s\u1ea3n (t\u00f9y theo m\u1ee9c n\u00e0o th\u1ea5p h\u01a1n).<\/p><p>B\u1ea3o hi\u1ec3m th\u1ebf ch\u1ea5p d\u00e0nh cho ng\u01b0\u1eddi cho vay \u0111\u00e3 xu\u1ea5t hi\u1ec7n t\u1ea1i \u00dac t\u1eeb n\u0103m 1965 v\u00e0 t\u1ea1o ra nhi\u1ec1u c\u01a1 h\u1ed9i h\u01a1n \u0111\u1ec3 ng\u01b0\u1eddi d\u00e2n vay mua nh\u00e0 \u0111\u1ed3ng th\u1eddi khuy\u1ebfn kh\u00edch ng\u01b0\u1eddi cho vay t\u00ednh l\u00e3i su\u1ea5t th\u1ea5p h\u01a1n. Hai nh\u00e0 cung c\u1ea5p LMI l\u1edbn nh\u1ea5t \u1edf \u00dac l\u00e0:<\/p><ul><li><i>Genworth Financial<\/i><\/li><li><i>QBE<\/i><\/li><\/ul><p>Ng\u01b0\u1eddi cho vay s\u1ebd c\u00f3 quy\u1ec1n quy\u1ebft \u0111\u1ecbnh nh\u00e0 cung c\u1ea5p LMI v\u00e0 ng\u01b0\u1eddi \u0111i vay bu\u1ed9c ph\u1ea3i t\u00f4n tr\u1ecdng l\u1ef1a ch\u1ecdn n\u00e0y.<\/p><p>M\u1eb7c d\u00f9 LMI ch\u1ec9 d\u00e0nh cho ng\u01b0\u1eddi cho vay, nh\u01b0ng th\u01b0\u1eddng th\u00ec ng\u01b0\u1eddi \u0111i vay l\u1ea1i ph\u1ea3i tr\u1ea3 ph\u00ed cho d\u1ecbch v\u1ee5 n\u00e0y.\u00a0<\/p><p>\u0110\u1ed1i v\u1edbi nhi\u1ec1u ng\u01b0\u1eddi, tr\u1ea3 ti\u1ec1n cho m\u1ed9t h\u1ee3p \u0111\u1ed3ng b\u1ea3o hi\u1ec3m ch\u1ec9 d\u00e0nh t\u1ed5 ch\u1ee9c t\u00e0i ch\u00ednh l\u00e0 h\u00ecnh th\u1ee9c t\u1eeb thi\u1ec7n t\u1ed3i t\u1ec7 nh\u1ea5t. V\u1eady n\u1ebfu kh\u00f4ng tr\u1ea3 LMI, th\u00ec b\u1ea1n c\u1ea7n l\u01b0u \u00fd nh\u1eefng g\u00ec?<\/p><h2><strong>L\u00e0m sao \u0111\u1ec3 tr\u00e1nh b\u1ea3o hi\u1ec3m th\u1ebf ch\u1ea5p d\u00e0nh cho ng\u01b0\u1eddi cho vay? <\/strong><\/h2><p>Th\u00f4ng th\u01b0\u1eddng, ng\u01b0\u1eddi \u0111i vay \u0111\u01b0\u1ee3c mi\u1ec5n kho\u1ea3n b\u1ea3o hi\u1ec3m n\u00e0y n\u1ebfu kho\u1ea3n \u0111\u1eb7t c\u1ecdc tr\u00ean 20% (80%\u00a0<a href=\"https:\/\/fleximortgage.com.au\/en\/lvr-la-gi-va-chi-so-nay-anh-huong-kha-nang-vay-no-cua-ban-ra-sao\/\" target=\"_blank\" rel=\"noopener\">LVR<\/a>) gi\u00e1 tr\u1ecb ho\u1eb7c gi\u00e1 b\u00e1n c\u1ee7a t\u00e0i s\u1ea3n (t\u00f9y theo m\u1ee9c n\u00e0o th\u1ea5p h\u01a1n).\u00a0<\/p><p>\u0110i\u1ec1u n\u00e0y l\u00e0 b\u1edfi h\u1ecd cho r\u1eb1ng nh\u1eefng ai \u0111i vay c\u00f3 s\u1ed1 ti\u1ec1n c\u1ecdc tr\u00ean 20% th\u00ec \u00edt c\u00f3 kh\u1ea3 n\u0103ng v\u1ee1 n\u1ee3 h\u01a1n.\u00a0<\/p><p>Ngo\u00e0i ra, kho\u1ea3n ti\u1ec1n \u0111\u1eb7t c\u1ecdc 20% \u0111\u01b0\u1ee3c xem nh\u01b0 m\u1ed9t v\u00f9ng \u0111\u1ec7m \u0111\u1ee7 l\u1edbn \u0111\u1ec3 gi\u00fap ng\u01b0\u1eddi cho vay tr\u00e1nh t\u00ecnh tr\u1ea1ng gi\u00e1 tr\u1ecb t\u00e0i s\u1ea3n gi\u1ea3m- ngh\u0129a l\u00e0 h\u1ecd c\u00f3 nhi\u1ec1u kh\u1ea3 n\u0103ng \u0111\u1ec3 thu h\u1ed3i ti\u1ec1n n\u1ebfu ng\u01b0\u1eddi \u0111i vay m\u1ea5t kh\u1ea3 n\u0103ng chi tr\u1ea3.<\/p><p>Tuy nhi\u00ean, trong m\u1ed9t s\u1ed1 tr\u01b0\u1eddng h\u1ee3p, b\u1ea1n s\u1ebd c\u1ea7n m\u1ed9t kho\u1ea3n ti\u1ec1n g\u1eedi l\u1edbn h\u01a1n.\u00a0<\/p><p>\u1ede c\u00e1c v\u00f9ng ngo\u1ea1i \u00f4, n\u01a1i m\u00e0 ng\u01b0\u1eddi cho vay cho l\u00e0 c\u00f3 t\u1ef7 l\u1ec7 v\u1ee1 n\u1ee3 cao v\u00e0 \/ ho\u1eb7c t\u00e0i s\u1ea3n c\u00f3 nguy c\u01a1 gi\u1ea3m gi\u00e1 l\u1edbn (gi\u1ed1ng nh\u01b0 t\u00ecnh tr\u1ea1ng \u1edf m\u1ed9t s\u1ed1 th\u1ecb tr\u1ea5n s\u1ed1ng nh\u1edd khai th\u00e1c kho\u00e1ng s\u1ea3n sau khi c\u01a1n s\u1ed1t ph\u00e1t tri\u1ec3n c\u01a1 s\u1edf h\u1ea1 t\u1ea7ng k\u1ebft th\u00fac), ng\u01b0\u1eddi cho vay c\u00f3 th\u1ec3 y\u00eau c\u1ea7u kho\u1ea3n ti\u1ec1n g\u1eedi l\u1edbn h\u01a1n (ch\u1eb3ng h\u1ea1n nh\u01b0 30%) \u0111\u1ec3 \u0111\u01b0\u1ee3c mi\u1ec5n LMI.<\/p><p>C\u00e1c c\u00e1ch kh\u00e1c \u0111\u1ec3 tr\u00e1nh b\u1ea3o hi\u1ec3m th\u1ebf ch\u1ea5p d\u00e0nh cho ng\u01b0\u1eddi cho vay.<\/p><p>Ng\u01b0\u1eddi \u0111i vay c\u00f3 th\u1ec3 \u0111\u01b0\u1ee3c mi\u1ec5n LMI v\u00ec c\u00e1c l\u00fd do kh\u00e1c, ch\u1eb3ng h\u1ea1n nh\u01b0:<\/p><ul><li><b>C\u00f3 ng\u01b0\u1eddi b\u1ea3o l\u00e3nh: Nhi\u1ec1u ng\u01b0\u1eddi cho vay s\u1ebd kh\u00f4ng c\u1ea7n LMI \u0111\u1ed1i v\u1edbi kho\u1ea3n vay (b\u1ea5t k\u1ec3 kho\u1ea3n ti\u1ec1n g\u1eedi nh\u1ecf nh\u01b0 th\u1ebf n\u00e0o) n\u1ebfu ng\u01b0\u1eddi vay \u0111\u01b0\u1ee3c m\u1ed9t ng\u01b0\u1eddi b\u1ea3o l\u00e3nh ch\u1ea5t l\u01b0\u1ee3ng h\u1ed7 tr\u1ee3 (ch\u1eb3ng h\u1ea1n nh\u01b0 cha m\u1eb9). V\u1ec1 m\u1eb7t ph\u00e1p l\u00fd, h\u1ecd l\u00e0 ng\u01b0\u1eddi ch\u1ecbu tr\u00e1ch nhi\u1ec7m tr\u1ea3 n\u1ee3 n\u1ebfu ng\u01b0\u1eddi \u0111i vay kh\u00f4ng th\u1ec3 thanh to\u00e1n.<\/b><\/li><li><b>L\u00e0m vi\u1ec7c trong ng\u00e0nh c\u00f3 thu nh\u1eadp cao: N\u1ebfu ng\u01b0\u1eddi \u0111i vay l\u00e0m vi\u1ec7c trong nh\u1eefng ng\u00e0nh ngh\u1ec1 \u0111\u01b0\u1ee3c tr\u1ea3 l\u01b0\u01a1ng cao v\u00e0 t\u01b0\u01a1ng \u0111\u1ed1i \u1ed5n \u0111\u1ecbnh th\u00ec \u0111\u00f4i khi c\u00f3 th\u1ec3 vay v\u1edbi LVR l\u00ean \u0111\u1ebfn 90% m\u00e0 kh\u00f4ng c\u1ea7n ph\u1ea3i tr\u1ea3 LMI.
